Prepare your property for lease
What to have ready for our first discussion.
Start with the address, property type, approximate area, current occupancy and preferred timing. Where available, provide a floor plan, current lease details, outgoings information and photographs. We will agree the campaign scope and fees before proceeding.
Questions from commercial property owners
How will the asking rent be assessed?
We discuss the property’s location, condition, size, permitted use and available leasing evidence. Asking rent and proposed terms should be reviewed together, including outgoings, incentives and any fitout requirements.
Can a property be marketed while a tenant is in occupation?
The approach depends on the current lease, access arrangements and tenant communication. Share the occupancy position with us so that inspections and marketing can be planned appropriately.
Who prepares the lease documentation?
ANND assists with marketing, enquiries and commercial negotiations. Your solicitor should advise on and prepare the legal documentation, including any applicable disclosure requirements.
How long does commercial leasing take?
Timing depends on the premises, proposed terms, tenant demand and approval requirements. We discuss your target dates and provide campaign feedback; a leasing timeframe cannot be guaranteed.
