Published · ANND Properties Group

Executive Summary

  • Burwood North and Homebush are at different stages in the official August 2026 rezoning register.
  • A precinct plan does not establish a development approval or a property’s sale value.
  • Start with current income, occupancy and lease obligations before choosing to lease, sell or relocate.

Burwood North: assessment is not approval

The August 2026 Appendix F lists Burwood North Metro Precinct as under assessment. Homebush TOD appears in the completed rezoning list, with a November 2024 completion date.

ANND perspective: Owners should confirm whether their land falls within the relevant boundary and obtain advice on the current controls. Review tenancy arrangements and holding costs before assuming a redevelopment timetable. Occupiers should check lease expiry, options and any redevelopment provisions with their solicitor.

Prepare an owner or occupier brief

The Sydney Plan is intended to inform local planning, infrastructure priorities and investment decisions across Sydney.

ANND perspective: For an owner, bring the address, tenancy schedule, current lease, outgoings and preferred sale or leasing timeframe. For an occupier, define the operating area, permitted-use requirements, fitout needs and budget. ANND can help compare property options and coordinate commercial negotiations under an agreed appointment.
